Torcon recently completed construction of a new corporate office building on the Rosedale campus of Educational Testing Service in Lawrence Township. The 105,000 sq. ft., two-story building includes a full basement and features a glass atrium connecting the two wings. Open offices are placed around the perimeter of the building, with expanses of glazing for daylighting into the central areas of each floor. In addition to administrative office space for several departments within the company, including senior level staff, the building features a cafe, a library, and conference and assembly spaces.

Torcon joined the ETS project team early in the design phase, during schematic design. Our scope of services included identifying cost saving alternatives, reviewing documents for constructability, and providing input in the selection of equipment and systems. Torcon provided a comprehensive estimate at the completion of design development, which confirmed our on-going budget tracking and cost trending efforts.  We also developed detailed schedules for the project, encompassing both preconstruction phase activities and construction, in the form of a CPM schedule. The project GMP was established at 80% construction documents, based on Torcon’s estimate and select subcontractor bidding in key trades.

The facility was designed by Spiezle Architectural Group as a high performance facility. ETS is pursuing a minimum LEED Silver Certification (NC version 3.0). Raised-flooring is used throughout the building to ensure flexibility and adaptability, as well as a combination of functionality and technology. The design is focused on sustainability through daylighting and views, and thermal comfort and controllability of the interior environment and enhanced energy efficiency.
