Brookdale Community College
Campus Upgrades

Lincroft, New Jersey

For the past seven years, Torcon has been part of a joint venture construction management team at Brookdale Community College for a series of six major capital projects. In total, Torcon has completed individual projects between $4,000,000 and $10,000,000, with a total of $39 million in construction costs. Most recently, Torcon’s JV team managed the phased renovation of Brookdale’s three-story natural applied sciences building. The initial phase of work upgraded 30,000 sq. ft. of space in the college’s Mega Structure for classrooms. The second phase of the project renovated existing classrooms in the Science Building.

Torcon also managed the construction of Brookdale’s new student life center, a project that included 40,000 sq. ft. of interior renovation and the construction of a 30,000 sq. ft. expansion. The new student life center provides a campus cafeteria, bookstore, student lounges, meeting and conference space.  Torcon’s earlier projects at Brookdale all involved renovations of areas within the campus “megastructure,” a large academic building with academic offices, classroom spaces and the school’s library.

The initial program required the gut demolition of a 45,000 square foot interior area and the construction of new classrooms throughout. The second and third phases impacted over 100,000 square feet on two floors. These phases also required interior demolition and the construction of classroom, study and administrative spaces with new architectural and MEP systems. Additionally, the campus library was relocated to the megastructure as distinct phase to provide students with a modern library totaling 86,000 square feet on two levels.

All work was completed while allowing ongoing student use of facilities.

In addition to the current construction work Torcon’s joint venture CM team was selected to oversee a new satellite College facility in Hazlet, dedicated to serving northern Monmouth County. The project converted a 22,000 sq. ft. warehouse into classroom spaces, with all new interior finishes and systems.
