Genzyme Biosurgery
Office Expansion
Work was recently completed on an office and warehouse expansion for Genzyme Biosurgery at their
Ridgefield, New Jersey production site. A/E services were provided by PS&S.
To address Genzyme’s growth, the company replaced a single-story administration building with a new
four-story, 52,000 sq. ft. facility. The building to be demolished was attached to Genzyme’s main production
and warehouse facility, and incorporated access to the main loading dock. Torcon first created a temporary
loading dock and then removed the administration building.
The project included the fit-out of office, conference and training spaces on three floors, including an
executive office wing, perimeter offices and open landscaping in other areas. Additionally, new facilities
were created for functions being relocated from the existing warehouse, including a new cafeteria, human
resources, first aid and other ancillary spaces. The fourth floor was completed as shell space for future lab
fit-out; however, an 8,000 sq. ft. portion was fit-out by Torcon for additional office space before final
completion of the work.
Upon occupancy of the new office building and opening of Genzyme’s new loading dock, Torcon completed
an expansion and renovations project to increase warehouse space by 60%. The work encompassed
interior demolition followed by utility and systems upgrades to create cGMP warehouse space for raw
materials and final product (parenteral liquids). All work was completed with minimum disruption to
Genzyme’s ongoing activities.
Torcon also completed an additional program to upgrade the humidification system within the new
warehouse.
The initial project is USGBC certified LEED Gold. The second floor office interior space, which was
completed after occupancy of the new building, was certified separately as LEED Platinum.
