Construction Management

Torcon was the Construction Manager for a new headquarters for the New Jersey Business & Industry Association. The four-story, 23,000 sq. ft. building was constructed just down the street from its former location in Trenton to remain close to the Statehouse and other regulatory agencies that provide convenience for its employees.

A key task for the design team of Clark, Caton, Hintz, was to create a compact, modern building with functionality.  The building sits on a Drill Pier foundation due to the high water table of the property and poor soil conditions.  The design team used all available space on the lot, coming within a half-inch of the property line on three sides. Torcon coordinated the movement of large machines within a delicate space and cooperated with the needs of the site’s adjacent neighbors during construction. Many facets of the project were built offsite, then delivered and installed to ease the constraints of small working space.

The building features a limestone brick façade with a curtain wall pronouncing a corner of the building, accented with horizontal glass panels. This corner of the building partially encloses conference rooms on the upper floors, allowing for ample daylight to spread through the space. The main entrance leads to a large lobby that opens up to adjacent conference and multipurpose room. The upper floors contain an inner office cubical space, enclosed by private offices on the outside edges of the building. 

Torcon remained on budget and finished the project one month ahead of schedule.  Although the project did not pursue LEED certification, many high efficiency systems were incorporated into the building.
