Construction Management

LEED Gold Certified

L'Oreal selected Torcon as the Construction Manager for a challenging renovation of their research and development facility in Clark, NJ. The renovation was phased into portions so the facility could maintain their daily operations. The 38,000 sq. ft. gut renovation revamped the aging facility with new laboratories, testing areas and research offices.

The space is home to individual departments of color cosmetics, haircare, skincare and fragrance development for the L'Oreal Corporation. Many of the lab spaces feature unique glass countertops over white surfaces, which are resistant to staining and are easier to clean than traditional epoxy surfaces. Lightly stained wood veneer cabinets add to the airy sense of the space and complements L'Oreal's contemporary aesthetic. Each laboratory space also has dedicated offices for analytics and continued research. Glass wall panels help provide ample daylight to offices in the center of the building.

Sustainability was a primary objective of the facility's design and earned LEED Gold Certification. A photovoltaic glass system, that allows natural light to sweep through the building without the harmful effects of UV radiation, was coupled with a daylight harvesting system. In addition, a chilled beam cooling system was installed to provide comfortable temperatures throughout the facility by using cold water circulation fixtures mounted on the ceilings. With state of the art equipment, the research and development lab will continue to be a major asset in New Jersey.
